Capital Gains Appraisals in the Greater Toronto and Hamilton Area
Changing how you use a property, or selling one that wasn't always your home, can trigger capital gains tax. We provide a certified fair market value, as of today or a past date, that your accountant and the Canada Revenue Agency can rely on, usually within 2–3 days.

- P.App., CRA
A designated residential appraiser, certified by the Appraisal Institute of Canada (AIC)
Who This Is For
- Owners turning a home into a rental, or a rental back into a home
- Families designating a principal residence when selling a cottage or second property
- Investors selling a rental or vacation property
- Accountants who need a supported value for a past date
Why the Value Date Matters
When a property changes use, the Income Tax Act generally treats it as sold and bought back at fair market value on that date. That value becomes the baseline for any future capital gain. If nobody recorded it at the time, a retrospective appraisal can establish it later from sales that happened around the change-of-use date.
What's in the Report
- Fair market value as of today, the change-of-use date, or both
- Comparable sales, with adjustments explained
- Description of the home, its condition and the neighbourhood
- Photos, and the market conditions at the time
- Prepared to the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP)
How It Works
- Request a quote with the address and the date you need the value for.
- We confirm your fee in writing within one business day.
- We inspect the home (or, for a past date, use records and photos of how it was).
- You and your accountant receive the signed PDF report, typically in 2–3 days.
What We'll Need from You
- Property address and the value date (today or a past date)
- What changed on that date, such as moving out or renting it
- Access to the home, or photos if it has changed since then
- Your accountant's contact details if they should get a copy
Common Questions about Capital Gains Appraisals
Can you value my property as of a past date?
Yes. Retrospective appraisals are routine. We use sales and market conditions from around that date.
Will CRA accept your report?
The report is signed by a designated member of the Appraisal Institute of Canada and prepared to CUSPAP, the standard accountants expect for fair market value.
Do I still need an appraisal if I'm not selling yet?
Often, yes. Recording the value when the use changes is far easier than reconstructing it years later.
Can my accountant get a copy?
Yes. Tell us who should receive it when you request your quote.
Need a value for your accountant?
