Common questions
How much does an appraisal cost?
It depends on the property and why you need the appraisal. Fees start at $370 for a condo or townhouse and $475 for a detached or semi-detached house, and our fee table shows the rest. You'll get a written quote before anything is scheduled.
How long does it take?
Typical turnaround is 2 to 3 business days. The inspection is usually scheduled for the next business day, and your signed report follows shortly after. Rush service is available for an added fee.
Do I need to be home for the inspection?
Someone needs to give the appraiser access to the interior. The visit typically takes 30 to 60 minutes for a standard home.
What's the difference between an appraisal and a broker's opinion or online estimate?
An appraisal is an independent, signed opinion of value by a Canadian Residential Appraiser (CRA) designated by the Appraisal Institute of Canada, prepared in compliance with CUSPAP 2026. Courts, the Canada Revenue Agency, lawyers and lenders accept it. Automated estimates and agent price opinions are not appraisals.
Can you appraise a property as of a past date?
Yes. Retrospective appraisals are common for estates (date of death), divorce (date of separation) and capital gains taxation.
What should I have ready?
A list of updates with approximate dates, any recent survey or floor plan, and your condo status certificate if you have one. None of it is required, but it helps.
