Privacy Policy

Best Home Value is a registered business name of JP Professional Appraisals and Consulting Inc. ("we", "us" or "our"). This policy explains how we collect, use, share and protect personal information when you visit besthomevalue.ca, request a quote or hire us for an appraisal. We handle personal information in line with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).

Information we collect

  • When you request a quote or book an appraisal: your name, phone number and email address, the property address and details, the purpose of the appraisal, and any notes or documents you send us.
  • During an appraisal: information about the property gathered at the inspection, such as photos, measurements and a floor sketch, along with information from public records and real estate sales data.
  • When you call, text or email us: your contact details and what you tell us.
  • When you track an appraisal: the reference code you enter, which we use to show the status of your file.
  • When you visit our website: Google Analytics collects technical information such as the pages you view, your approximate location, your device and browser type, and whether you clicked our phone number or email address. It does not tell us your name.

How we use your information

  • To prepare your quote, schedule the inspection, and complete and deliver your appraisal report.
  • To communicate with you about your file and answer your questions.
  • For invoicing and record keeping.
  • To meet our professional obligations under CUSPAP (Canadian Uniform Standards of Professional Appraisal Practice) and the Appraisal Institute of Canada (AIC).
  • To understand how our website is used and improve it.

We do not sell personal information, and we do not use it for marketing unrelated to your appraisal without your consent.

Live activity on our home page

Our home page shows general updates on our work, such as "Home inspected · Purchase/Refinance · East York." These updates show only the type of property, the purpose of the appraisal, the general area and the status. They never include names, street addresses or other client details.

Who we share information with

  • The intended users of your report that you identify, such as your lender, lawyer, accountant or a court. Reports are released only to the client and the intended users named in the report.
  • The Appraisal Institute of Canada (AIC), if required for a professional practice review or complaint process.
  • Our professional liability (errors and omissions) insurer, if needed to deal with a claim.
  • Service providers that run our website and office systems, such as Google (Analytics, Workspace and Firebase). They may use the information only to provide their services to us.
  • Government or legal authorities, when we are required to by law, for example under a court order.

Where your information is stored

Some of our service providers store information on servers outside Canada, including in the United States. While it is stored there, it may be accessible to authorities in that country under their laws.

Cookies and analytics

Google Analytics uses cookies to measure visits to our website. You can block or delete cookies in your browser settings, or install the Google Analytics opt-out browser add-on. Our website works without them.

How long we keep information

We keep appraisal files, including the report and supporting notes, for the period required by CUSPAP and applicable law, then securely delete or destroy them. We keep other information, such as quote requests that do not go ahead, only as long as we need it for the purpose it was collected.

How we protect information

We limit access to personal information to the people who need it to do their work, use password-protected accounts, and send information from our website over secure (HTTPS) connections.

Your choices and rights

You can ask to see the personal information we hold about you, ask us to correct it, or withdraw your consent to how we use it. Some information must be kept to meet legal or professional requirements, such as a completed appraisal file. We will respond to written requests within 30 days.
